  • Denominator:contract’s own area_sqm × district median sale PSM from URA caveats over the last 24 months.
  • We use district median PSM (not per-unit match) because rental contracts don’t carry the floor + facing detail needed for a unit-level pair. The trade-off is honest and surfaced.
