  • $30,000: first-timer buys a resale flat to live with a parent or married child.
  • $20,000: first-timer buys a resale flat within 4 km of an immediate family member.
  • HDB measures the 4 km in straight-line distance — not driving time. Property Radar uses the same haversine math HDB does.
  • PHG is a one-time CPF grant. New flats (BTO / EC), private condos and landed are not eligible.
